The plan approved for the precinct includes a new primary school, three hectares of open space plus four pocket parks, a community centre and the widening of busy Hill Road.
However with potential routes for the future Sydney Metro West and the Parramatta Light Rail projects yet to be finalised, a number of key questions remain in relation to public transport, traffic and parking issues raised during the submissions period.
The largely industrial site was rezoned for mixed use in 2015, and 38 submissions were received during the masterplan’s exhibition period last year, including 23 from the local community and five from exisiting landholders.
Concerns were raised in submissions about the precincts proposed building height and density, the need for more infrastructure including a high school, as well as the detrimental impact of the precinct on existing traffic and car parking, particularly access to the M4 and traffic management during special events at Sydney Olympic Park.
While the Master Plan is set to be enacted through an amendment to the Auburn Local Environmental Plan 2010, the site was incorporated within the City of Parramatta Council LGA following the 2016 council amalgamations.
School plus 6,200 new homes
THE long-awaited masterplan for the Carter Street Precinct at Lidcombe, includes approval for up to 6,200 new homes with a mix of townhouses and apartments, up from original projections of 5,500.
