We find a pop of colour in either bright paintings or cushions on the couch can really have an impact. We also suggest to clients that some freshly baked cookies or scented candles work extremely well because they not only smell great but also provide that extra homely touch.
Leaving some lollies out for people to help themselves as they walk through can also make them feel welcome. All blinds should be up, and curtains open to bring in the natural light, and freshly tended gardens or newly mowed lawns in spring and summer are sure to make a great first impression.
While it’s standard practice to avoid personal photographs displayed in your home when we take shots for the marketing campaign, we certainly don’t recommend removing the things that make your house look inviting and lived in before an open house.
Remember, potential buyers will automatically think about what it would be like if the home was theirs, and they’ll simply imagine their own belongings where yours are.
Talking of selling, it’s around this time of the year we get asked one question more than any other: Is it a good time to sell over the Christmas/New Year break? There’s no right answer, and really the decision is yours. There are always buyers out there and your home might be just what a buyer is looking for.
At the end of the day, why would you want to miss any opportunity? It may take a little longer to sell with a smaller pool of buyers, but with reduced stock on the market, you’ve also got less competition.
We always say list your property when the time is right for you.
At Day & Hodgson, we can give you the latest advice on market conditions and what the current trends mean for your property and its location. If you’re unsure about anything, we’re always here to help.
Likewise our property management team can work with you to help your investment work hard for you – while you enjoy a break.
Less competition selling over holidays
WHEN selling your home, always make sure it’s presented well for open house inspections.
