And, according to Fire and Rescue NSW, it was lucky no-one else was injured when the small garbage truck, which was travelling along Joseph Street, veered off the road and crashed into the building just before 6am.
Fire and Rescue crews were quick to the scene and extricated the driver.
The passenger was pinned by his legs and it took rescue technicians 90 minutes to pry away the wreckage, using hydraulic tools.
He was freed and treated by paramedics for significant injuries.
The building suffered only minor damage but has been sealed off pending a stability inspection.
NSW Police are investigating the cause of the crash.
