Tips to enhance bathroom sale appeal

WE all know that kitchens and bathrooms sell homes, so if giving your home an update is on the cards this year, read on and we will give you the latest trends in bathrooms.
It's expensive to renovate both of these key rooms so it's important that you get it right.
The bathroom trend is moving away from plain colours to a patterned tile but instead of a feature wall, the floor will be the feature. Think geometric floor tiles with paired back walls combined with a simple neutral palette. Matt satin finishes are more prevalent than the old style of gloss. More of the handmade tiles are coming in which creates a tactile feel. People are appreciating the non-perfect nature of things that are handmade.
The best way to translate these trends in a cost effective way, is to use the patterned more expensive tiles on the floor as there are less when compared with the walls.
One of my favourite features in a bathroom is the 'niche' - the recess where you can place every day items like body wash and shampoo. These look great running along side a bath or shower. It's also a great spot to add a feature/patterned tile.
With tapware, matt black is still very popular this year as is brass, aged gold and chrome. It's of course important to match your tapware so your taps, towel rail, toilet holder are all in the same finish to give you a uniformed look.
If you don't have a big budget, the three most cost effective things to change are the vanity, taps and mirror, it can transform a space completely. Don't try and tackle the big jobs like tiling as once the tiles are off, you have to deal with waterproofing which is a big expense.
I'm updating my investment property between tenants at the moment which will give it a refresh before the next tenants move in.
